Offering to buy or sell outside of a Dealsourcr, including sharing direct contact information prior to a Dealsourcr purchase, is not allowed.
Contacting another Dealsourcr member to discuss moving a purchase off a Dealsourcr exposes both the buyer and seller to the risk of fraud. It also means both buyer and seller are not covered by our protection programs.
Buyers and sellers can’t:
Buyers and sellers should:
Activity that doesn't follow a Dealsourcr policy could result in a range of actions including for example: administratively ending or canceling listings, hiding or demoting all listings from search results, blocking some or all of your messages/communication with other members, lowering seller/buyer ratings, buying or selling restrictions, account suspension, application of fees, and recovery of expenses for policy monitoring and enforcement. All fees paid or payable in relation to listings or accounts on which we take any action will not be refunded or otherwise credited to your account.
Offers to buy or sell outside of Dealsourcr are a potential fraud risk for both buyers and sellers. Transactions conducted outside of Dealsourcr are not eligible for a Dealsourcr protection programs and the Dealsourcr Money Back Guarantee. Additionally, Dealsourcr has invested a great deal to connect interested buyers with great sellers and we want to participate in ongoing transactions with them.
To keep Dealsourcr a safe place, sometimes we remove listings that violate our policies. If we remove your listing, we'll send you an email to your registered email address explaining why.
If you can't find your listings they may have been removed if they violated one of our policies. However, if you haven't received an email from us about removing your listings, it's possible they're just not ranking high up in search results.
To help improve your search ranking, be as descriptive as possible when you create your listings. Write a clear title and description, list your property in the right category, and fill out all property specifics for your property.
To make sure you're giving potential buyers an accurate representation of your properties, and that you're not infringing on anyone else's content rights, you should write your own descriptions and use your own images, or use any that Dealsourcr offers to you from the Dealsourcr catalog.
All listings on Dealsourcr have to offer an existing physical property that is for sale/rent. Listings that are blank, or don't offer a tangible property, aren't allowed because they can cause confusion for buyers and increase the risk of fraud.
It's not allowed to manipulate Dealsourcr's search and browse experience by adding popular keywords in your listings that don't have any relation to your properties.
To make sure buyers have a clear understanding of the property and time lines, all sellers must provide clear and accurate information in their listings about their property.
Offering your customers a guarantee or warranty gives them peace of mind when they buy from you, and can help give you an edge on the competition.
We don't allow listings to contain links that direct customers to a site other than Dealsourcr.
We don't allow the use of third-party statements or logos that vouch for a seller's 'reputation' or 'trustworthiness' in Dealsourcr listings.
To ensure buyers see a wide variety of options from a variety of sellers, we don't allow more than one listing of an identical property in the same deal type category at the same time, from the same seller.
This includes:
Activity that doesn't follow Dealsourcr policy could result in a range of actions including for example: administratively ending or canceling listings, hiding or demoting all listings from search results, lowering seller/buyer ratings, buying or selling restrictions, and account suspension. All fees paid or payable in relation to listings or accounts on which we take any action will not be refunded or otherwise credited to your account. This policy ensures buyers see a wide range of options from a greater number of sellers on our site and that no one seller can dominate search results.
To ensure all of our users have a great experience on Dealsourcr, all property purchases are covered under the Dealsourcr Money Back Guarantee. The Dealsourcr Money Back Guarantee means seller funds (sourcing fee) are returned without question should the seller request such a refund before the completion of the property sale on our platform. For all the details of how the Dealsourcr Money Back Guarantee works, please see our full policy guidelines below.
Most Dealsourcr sales go smoothly, but if there's a problem with a purchase, the Dealsourcr Money Back Guarantee guarantees that sellers can request a refund of the total sourcing fee within 14 days of winning a bid on Dealsourcr if the transaction is cancelled due to unforeseen circumstances with the property. We offer a full money back guarantee should the buyer, after thorough due diligence including a full viewing, find that the property is in different as advertised on Dealsourcr by the seller within 14 days of winning a bid. If the buyer cancels the transaction due to any other reason, we will offer a maximum refund of 75% of the total sourcing fee. If the transaction is cancelled due to the buyer being rejected for a mortgage or for any other legal/personal issues , there will be no refund or replacement. The buyer must provide any documents required by the estate agent in a timely manner. If the transaction is cancelled due to the buyer failing to provide any of the requested documents, there will be no refund or replacement. It is the buyer’s responsibility to obtain a mortgage if required. If a mortgage is refused we will hold all funds on account and provide a property of a similar nature providing similar returns. Sellers and buyers agree to comply with the policy and permit us to make a final decision on any Dealsourcr Money Back Guarantee case.
Subsequent to the transaction (completed or not), the seller and the buyer will be given the chance to provide feedback which affects the rating of both, the seller and the buyer. Further, once a seller’s listing closed as a result of a successful bidding process on our platform, the seller is given the chance to relist the same property on the marketplace so that other buyers can bid. This is to protect the seller’s interest to realize his sourcing fee as soon as possible. As soon as the first buyer accepts the deal via Dealsourcr Services, the funds (sourcing fee) are released to the seller.
Purchases are covered by the Dealsourcr Money Back Guarantee when all of the following are true:
Purchases are not covered due to:
Sellers are subject to this policy if the transaction was completed on any Dealsour site.
If you (as seller), choose to reimburse a buyer, or Dealsourcr chooses to reimburse a buyer under the Dealsourcr Money Back Guarantee, you (the seller) authorize Dealsourcr to remove the reimbursement amount (in the same or another currency) from your or third party accounts, place the amount on your invoice, and/or charge your payment method on file. If we cannot get reimbursement from you, we may collect the outstanding sums using other collection mechanisms, including retaining collection agencies.
We may suspend the Dealsourcr Money Back Guarantee in whole or in part without notice if we suspect abuse or interference with the proper working of the policy. Note, currency fluctuations may occur between the time the buyer transfers funds to Dealsourcr and the time when Dealsourcr reimburses a buyer - changes in exchange rates may affect the total amount reimbursed to the buyer and are not borne by Dealsourcr.
Sellers are obliged to comply with Dealsourcr's managed payments service, where Dealsourcr manages receipt of payments on behalf of sellers (such management described herein as "managed payments" or similar references). For properties offered for sale on Dealsourcr Services by sellers may be paid for using certain payment methods that Dealsourcr may in its sole discretion make available, and Dealsourcr will manage settlement to sellers. The contract for sale underlying the purchase of goods and services is directly concluded between the seller and the buyer.
Dealsourcr may use a number of third party payment service providers to assist it in providing the managed payments experience, including companies that process payments, perform risk assessments or compliance checks, verify identity and validate payment methods and hold funds in escrow and client accounts.
Buyers authorize Dealsourcr to initiate payments using the buyers' selected payment method and collect the transaction amounts on behalf of sellers. Buyers agree and understand that Dealsourcr has been appointed as an agent of sellers who use managed payments for the limited purpose of accepting such payments on behalf of sellers. Accordingly, payments received by Dealsourcr from buyers satisfy buyers' obligations to pay sellers in the amount of payments received.
If you are a buyer completing a purchase from a seller:
Generally, the buyer is responsible to conduct their own due diligence on any property that was listed on Dealsourcr and to which the buyer won a bid. The checking of the quality, characteristics and condition of the property is the buyer’s obligation. This may entail activities such as visits to the property to validate the information provided in the buyer’s listing and consulting with professionals that have the required qualification to make such assessments. 14 days after the buyer wins a bid on our platform, the Dealsourcr Money Back Guarantee expires. If a buyer requests a refund of his sourcing fee before completion, the buyer needs to submit a request to Dealsourcr.
If a buyer is not satisfied with a property for which he won a bid, but is willing to negotiate on the sourcing fee with the seller, Dealsourcr will help to facilitate such situations. Should an agreement between the buyer and seller be reached, Dealsourcr will help to finalize the transaction by providing a partial refund to the buyer. This partial refund will be released to the buyer. The final value fee will be calculated based on the new total sourcing fee.
We refund buyers via their original payment method, via bank transfer or any other payment method approved by Dealsourcr. In the unlikely event that we're unable to send refunds to the original payment method or via bank transfer, we will seek out other routes of returning the funds or credit the funds towards the buyer’s next property purchase on Dealsourcr. To avoid chargeback-related fraud, we reserve the right to issue refunds to buyers after the ability for a chargeback by the buyer has expired. We will credit the paid fee to the buyers account such that the funds can be used to pay fees towards other deals.
If buyers engage in abusive activity Dealsourcr may resort to a range of actions, including withdrawing the Dealsourcr Money Back Guarantee coverage, issuing warnings, blocking buyers from requesting refunds on Dealsourcr, blocking buyers from opening claims, and account suspension.
Activity that is not allowed includes, but is not limited to:
Every month, you get up to 5 zero insertion fee listings. After you've used your zero insertion fee allowance, insertion fees are:
Good 'Til Cancelled listings are fixed price listings that renew automatically once per calendar month. We charge an insertion fee when you list your property for the first time, and each time it renews. These listings count towards your monthly zero insertion fee listings. Fee amounts are based on the terms in effect when the listing goes live and when it renews.
Dealsourcr retains a final value fee when the sale of a listed property is completed on our platform. This fee is calculated as a percentage of the total sourcing fee. The total sourcing fee is what the seller charges the buyer for sourcing the property - it’s the amount that the buyer pays (fixed or auction-based) when bidding on and winning a listing. Sales tax isn't included in this calculation. The final value fee that Dealsourcr retains is 25% of the total sourcing fee plus insertion fee (if applicable).
Total sourcing fee = Fixed/auction-based fee that buyer pays the seller for when bidding and winning a sourced deal (excluding sales tax).
Final value fee = Total sourcing fee x 25% + insertion fee
Note, some listings may use a combination of fixed price and auction-style listing. The final value fee that Dealsourcr charges amounts to 25% of the sourcing fee in such cases as well. Insertion fees apply as stated in the Terms and Conditions.
